Sunroom, Deck and Porch Build makes this Addition in neighboring Charlotte Courthouse

This project for Milton Construction services took place in Appomattox neighboring Charlotte Courthouse. The project is not a traditional home addition. This outdoor living project spanned approximately 100 feet across the entire rear of the home. From left to right we added a screen porch, then added a composite deck, followed by adding a sunroom, ending with a renovated deck.

The new work does not take away from the character and charm of the older home.

Direct challenges included raising the elevation of the existing deck and integrating the new structure with a solid brick addition, which required creative attachment methods due to the absence of conventional wall framing.

The project also experienced delays while awaiting approval for a rear property line adjustment, a process that required patience and coordination with local officials.

What were the decisions that contributed to the success of this Sunroom, Deck & Porch Build project?

The homeowners were committed to creating an expansive outdoor living environment.

Spanning nearly 100 feet from one end of the home to the other, the project included a new deck, a sunroom, a second deck, and a screened porch, transforming the entire rear elevation into a series of connected living spaces.

One of the biggest decisions involved navigating the abundance of composite decking and railing options, with countless combinations of colors, styles, and materials available to create the perfect outdoor living space.

The finished project exceeded expectations and, perhaps most rewarding, led to another opportunity to work with these homeowners on a subsequent project—a compliment that speaks volumes about the trust established along the way.

Here we introduce how our clients home looked before the arrival of Milton Construction. We begin on the left looking from the side where the screen porch was added. The right side shows the old deck and where a sunroom will replace the screened porch.

We then entered the design phase. During this phase, we finalized the details of this large scale outdoor living project. We strived to do as much of the planning work as possible up front, so that once the job was started, it could run along smoothly and be completed in a timely manner with as few delays as possible.

Now it was time to get to work. This is a huge project. We begin by showing the start of building the screened porch. First comes the foundation and flooring and then the roofing.

Going to the other side of the home shows the sunroom and new deck started. The roof of the shanty was left in place while we built the rest of the sunroom. The second picture shows the flooring being completed and both areas taking shape.

Here we show an interesting perspective of the new sunroom interior and the new screen porch interior. Notice the sunroom has insulation while the screened porch does not have it.

Now we show the building of the new deck. The first image shows the new deck connecting to the Sunroom. The second image shows the new deck connecting to the Screened Porch.

Things are getting closer, and here we show the three staircases from the Porch, to the Center Deck, to the opposite side Deck.

Plenty of space for relaxing and entertaining is available as soon as you walk up the stairs. Adding the composite material to the bench was a head-scratcher for our carpenters, but it turned out very nice.

The new center deck offers plenty of space for a barbeque and pathway between the Sunroom and Porch.
